Terms and Cancellation Policy
An advance deposit of $300.00 per unit / per week is required to guarantee your reservation. All reservations are tentative until deposit is received. Cancellations must be received 60 days prior to arrival date for a refund. Deposits are nonrefundable without 60 days notice. No refunds are given on early departures. In order to accommodate everyone, smoking is prohibited in the units and is confined to the porches. An additional charge will be added for cleaning any unit in which the policy was not kept. Parking: one car allowed per unit. No personal checks at check in. Allow three weeks for checks to clear prior to arrival. We accept Discover, MasterCard, Visa, American Express, money orders, traveler's checks and cash. A fee will be added at check out for any unclean units.
Legal
Guests will be required to sign Mountain View Cottages Policy, Pet Policy when applicable and New York State Department of Health Pool Policy prior to property access. Identification is required at Check-in.

Add 7% NYS Sales Tax on all stays less than 7 days and 4% Warren County Occupancy Tax on all stays less than 30 days.
There is NO NYS TAX on stays of 7 days or more.
There is NO WARREN COUNTY TAX on stays of 30 days or more.
Mountain View Cottages are non house keeping cottages. There is NO NYS SALES TAX on stays of 7 days or more and NO WARREN COUNTY OCCUPANCY TAX on stays of 30 days and more (effective 09/01/2020, Local Law #5 of 2018). Rent is not subject to sales tax or occupancy tax provided: services such as house cleaning, maid, room, mail, entertainment, planned activities and other services commonly provided by hotels and motels are not provided. All accommodations are furnished and are complete living units with a porch, their own kitchen, bathroom and bedroom(s). Towels and personal toiletries (soap, shampoo, etc.) are not and can not be provided.
