Mountain View Cottages


cottagesMountain View Cottages are non house keeping cottages. There is NO NYS SALES TAX on stays of 7 days or more and NO WARREN COUNTY OCCUPANCY TAX on stays of 30 days and more (effective 09/01/2020, Local Law #5 of 2018). Rent is not subject to sales tax or occupancy tax provided: services such as house cleaning, maid, room, mail, entertainment, planned activities and other services commonly provided by hotels and motels are not provided. All accommodations are furnished and are complete living units with a porch, their own kitchen, bathroom and bedroom(s). Towels and personal toiletries (soap, shampoo, etc.) are not and can not be provided.

Cottages

 

One Bedroom Cottages

Cottages 1*, 2** and 6** are separate free standing cottages. These cottages include: kitchenette with table and chairs, one full size bed and a full size pullout sofa bed.

Two Bedroom Cottages

Cottages 3, 4, 5, 7*** and 8*** are separate free standing cottages. They have larger kitchens with table and chairs. One of the bedrooms has a full size bed, the other two twin beds. There is at least one full size pullout sofa bed in the living room.

One Bedroom Triple

Cottage 10 is the center unit of three attached units. It is its own living space separated from the others with sound proof walls. It has a kitchen with table and chairs. One bedroom with two full size beds and at least one full size pullout sofa bed in the living room

Two Bedroom Triple

Cottages 9 and 11 are located to the left and right of Cottage 10. They are mirrors of each other. They are their own living space separated from the others by sound proof walls. They have larger kitchens with table and chairs. One bedroom has one full size bed, the other has two full size beds. These cabins also include at least one full size pullout sofa bed in the living room.

All accomodations include:

Air conditioning, heating, cable TV, WIFI, dishware, eating utensils, refrigerator, freezer, stove, oven, microwave, toaster, coffee maker, cleaning items such as vacuums, mops and brooms. Renters will receive the rental in a clean orderly manner and are responsible for leaving the rental in the same condition.

Notes:

  1. Not all Cottages are pet friendly, call for details.
  2. All cottages have closets and dressers in the bedrooms except Cottages 1, 4, 5, 7 & 8 which have hotel type racks in place of a closet.

 Children 12 years old and under stay free. Extra guests $20/each per night; not to exceed maximum without prior approval. Pets are $10/each per night; no pets without prior approval. Sorry no cats.
Add 4% if paying with a credit/debit card. Allow three weeks for checks to clear prior to arrival.

Terms and Cancellation Policy


An advance deposit of $250.00 per unit / per week is required to guarantee your reservation. All reservations are tentative until deposit is received. Cancellations must be received 30 days prior to arrival date for a refund. Deposits are nonrefundable without 30 days notice. No refunds are given on early departures. In order to accommodate everyone, smoking is prohibited in the units and is confined to the porches. An additional charge will be added for cleaning any unit in which the policy was not kept. Parking: one car allowed per unit. No personal checks at check in. Allow three weeks for checks to clear prior to arrival. We accept Discover, MasterCard, Visa, American Express, money orders, traveler's checks and cash. A fee will be added at check out for any unclean units.
Add 7% NYS Sales Tax plus 4% Warren County Occupancy Tax on all stays less than 7 days and 4% Warren County Occupancy Tax on all stays less than 30 days (effective 09/01/2020, Local Law #5 of 2018).
There is NO NYS TAX on stays of 7 days or more.
There is NO WARREN COUNTY TAX on stays of 30 days or more.
